CreditMarket Index: a mean effective rate for mortgage is up to 25.16%

CreditMarket Mortgage Index increased by 0.2%, to 25.16% (an effective rate per annum, in UAH). The information is as of 1 February 2012.

Denis Rakovsky, Sales Director at KreditMarket: “For the past two weeks since the previous measurement, seven banks from our CreditMarket Mortgage Index list (a half of them) have modified their conditions for that crediting type. However, the changes were not so significant to dramatically effect the mean effective rate. For the specified tame span, the growth in CreditMarket Mortgage Index was just 0.2%. Our forecast is the same for the near-term: effective rates in the mortgage segment will keep on fluctuating near current values. Considerably higher rates are out of demand, so there’s no sense to establish and declare them. The current situation obviously stems from the deficit and a high cost of resources on the market.”

Information

CreditMarket Mortgage Index is calculated on the basis of loans granted at 70% of a purchase price of secondary market apartments for the term of 10 years. Promotional offers and credit on forfeited pledge excluded. The redemption scheme is annuity, or in case of no proposals – a serial loan. Currency – UAH. Principal is up to UAH400, 000 (the cost of an apartment – UAH571,500).
