On 20 December 2012, the CreditMarket Mortgage Index stuck to 28.65%, as it was recorded on 6 December 2012, against 28.13% recorded on 7 and 21 November 2012 (a mean effective rate on mortgage loans per annum, in UAH). The information is as of 20 December 2012.
Denis Rakovsky, Sales Director at KreditMarket: “CreditMarket Mortgage Index, which was standing still at 28.13% during November, demonstrated its growth to 28.64% (recorded in early December) once more in the second half of the month. It’s to be recalled that since August it’s the eighth new highest value of CreditMarket Mortgage Index.
For the last two weeks since the previous calculation two banks from our CreditMarket Mortgage Index list (Ukrsotsbank and Sberbank of Russia) have changed their mortgage loan terms. Both of them have slightly decreased the nominal interest rate. However, it did not affect the mean effective rate on mortgage.
The situation in the Ukrainian resource market is still very acute. In our opinion, it’s the main factor of the current all-time high mortgage rates. At this stage we do not observe any prerequisites for overcoming long-term hryvnia resource deficiency in the Ukrainian credit market.
In the short term, we do not see any preconditions for CreditMarket Mortgage Index falling below the current level significantly and leave open the possibility of a further unsubstantial growth. In the nearest months, some slight decrease of rates is possible if recently announced monetary policy easing is implemented.”
Information
CreditMarket Mortgage Index is calculated on the basis of loans granted at 70% of a purchase price of secondary market apartments for the term of 10 years. Promotional offers and credit on forfeited pledge excluded. The redemption scheme is annuity, or in case of no proposals – a serial loan. Currency – UAH. Principal is up to UAH400, 000 (the cost of an apartment – UAH571,500).
